1. Is this a section 8 property?
No, this is not Section 8 housing. This project is funded through the Section 42 Affordable Housing Tax Credit Program. Different from Section 8, this means that residents are responsible for paying 100% of their rent. Under the Section 42 Program, apartment units will only be rented to those making less than 60% of the area median income, adjusted for family size. Prospective tenant incomes are verified prior to move-in to verify that the income meets program guidelines.  
2. How do I qualify?
  • Graham Place Senior Living is a Senior building for those who are of age 55 or older.

  • The household income is based on GROSS annual income (before any deductions) earned from all sources including wages, social security payments, public assistance, pensions, annuities, interest income, dividends, stocks, bonds, insurance settlements, recurring gifts from family/friends, sales of artwork, etc. Third-party verification will be required of all income, and copies of tax returns and pay stubs may be required.

3. My income varies - how do I know how much I make?
Look at your past 6 pay stub's gross earnings and add all six up. Divide by 6 to figure out how much you make per pay period. Multiply the number of pay periods per year.
- Weekly = 52
- Bi-Weekly = 26
- Semi Monthly = 24
- Monthly = 12

4. What other items are included in household income?
Total assets valued at greater than $50,000 have a very small inputted value added to household income.
5. Are any housing assistance programs accepted?
Yes. Section 8 vouchers and other select assistance programs are accepted.
6. What utilities will residents be responsible for?​​​​​​
Residents are responsible for electric, cable, internet, and telephone.
7. What appliances are included in Graham Place apartment homes? Do they include a washer and dryer?​​​​​​​
Designed for your comfort and convenience, each of our apartment rentals feature outstanding amenities that make the most of your time at home. Kitchens feature high quality appliances including a refrigerator, dishwasher, oven and microwave. Washer and dryers are located on each floor in laundry rooms.
8. ​​​​​​​Do you have on-site maintenance?
Yes. Graham Place provides an on-site maintenance technician M,W,F during normal business hours. Any after-hours maintenance emergencies will be dispatched to our on-call maintenance. On-call maintenance is available 24/7! ​​​​​​​
9. How do I place a maintenance request?​​​​​​​
To place a maintenance request please call the leasing office or login to your resident portal, click on the maintenance tab and fill out the required information.
10. Is parking available?
Underground parking is available starting at $50/month. Surface lot parking is free for our residents and their guests on a first come, first serve basis.
11. Is there additional storage on-site?
Yes. Additional storage spaces are available to rent for an additional $25/month.

12. Are there occupancy limitations?
A maximum of 2 occupants per bedroom is permitted.
​​​​​​​13. Are pets allowed? If so, what is the cost associated with bringing pets to Graham Place? Are there breed restrictions or weight limits?
Graham Place is pet friendly and accepts cats and dogs. Residents must pay a $500 deposit upon initial move-in. Dog rent is $50/month/dog. Cat rent is $25/month/cat. No more than 2 pets is allowed per apartment. Breed and weight restrictions also apply.

Graham Place features decks on select apartment homes.
15. What are my options for paying my rent?
Rent is due on the 1st of each month. Payments can conveniently be made online via the resident portal using e-check with no fees. Credit cards can also be used but will have an additional fee.
16. How do I pay my rent online?​​​​​​​
It's easy with your resident portal. Graham Place offers an array of online services - including the ability to make automatic rent payments, place a maintenance request, and even meet your neighbors, all from the convenience of your own home. If it is your first time to the website, you will need to create a new account by simply scrolling down the page to "Resident Portal" and then clicking on "Click Here to Register" and entering the required information.
17. What are the income requirements to qualify for a market rate apartment home?
Residents are required to make two and a half times the monthly rent to qualify for an apartment home. We also do background check, credit check and inquire about previous rental/ mortgage payment history.
18. Is there a security deposit?
Yes. The deposit is $500 total, $250 of which is refundable upon move out and $250 of which we keep as an administrative fee.

20. Is smoking allowed at Graham Place Apartments?
Graham Place is transitioning to a smoke-free property. All residents moving in or renewing their lease as of July 1st, 2017 are required to sign a non-smoking addendum which prohibits smoking in the buildings. As of July 1st, 2018, Graham Place is proud to offer you a 100% smoke-free community!  
21. What is the application fee at Graham Place Senior Living?
The application fee is $45 per adult applicant.
